Technologies creating cities of the future discussed in Yekaterinburg
The International Construction Forum and the 100+ TechnoBuild Exhibition and the Ural Builders Guild held a joint round table "Technologies creating cities of the future" at INNOPROM. We talk about the main theses.
1. Smart solutions for road safety
According to the Director of development of "STEP. Transport Solutions" by Alexey Smirnov, today two trends prevail in the global practice of ensuring road safety. The first is technologies that help reduce accidents. Artificial intelligence helps to identify data on dangerous sections of roads, calculate navigation, optimize traffic flows, and analyze the condition of the car and the driver. The introduction of even one or two "smart" tools, coupled with landscaping, reduces accidents by 28-58% (this is data for Moscow).
The second trend is to reduce the priority of using private transport in favor of general comfort.
"Cities have begun to take a comprehensive approach to the issue of safety at the stage of infrastructure planning: a well–thought–out environment for pedestrians and owners of personal mobility equipment, reliable and convenient public transport, children's areas - and all this harmoniously fits into the landscape," said Alexey Smirnov.
2. Decentralization
According to Evgeny Mordovin, General Director of UMMC-Builder, the classic option, when the city is divided into the center and residential areas, is now irrelevant. People want to get embankments, squares, creative clusters, shops, cinemas, restaurants, schools and other infrastructure facilities where they live. Therefore, each district should have its own center. It will also help to reduce the pendulum migration and improve the traffic situation.
"A person should have vital infrastructure facilities within walking distance – medical clinics, fitness clubs with pools and spas, supermarkets, restaurants, bakeries, children's infrastructure and other necessary services," Evgeny Mordovin emphasized.
3. High building density
High urban density leads to a density of opportunities. Such a city provides easy access to communications, goods and services. The more people who live in a territory, the more efficiently infrastructure and communications can be organized, as well as the cost of movement can be reduced. For example, the building density in Barcelona is one of the highest in the world. In general, according to Evgeny Mordovin, most often in dense areas, housing itself occupies no more than 38% of the area, and the rest is infrastructure.
4. Strong competition
High-quality urban development requires competition and a high volume of construction, says Mikhail Khorkov, head of the analytical service of the Ural Chamber of Real Estate. He notes that a high market turnover is a property that determines the attractiveness of the city for developers. New developers, in turn, support competition and stimulate further qualitative development.
