Data center is the foundation of the digital economy

"Digital real estate is a given of the modern world and a fact that we must accept."

Experts discussed investments in digital real estate and its development in the context of the post-pandemic crisis at the joint online conference 100+ Forum Russia and Giprogor Project.

Digital real estate is commercial real estate that provides connectivity to modern cloud technologies based on direct communication with a data center. "The heart of the digital economy is the data processing and storage center," said Mikhail Grudinin, President and member of the Board of Directors of Giprogor Project.

Research conducted by CLUTTONS in London has shown that digital real estate:

  • increases the liquidity of real estate, the speed of its filling by tenants,
  • increases the rental price by 10-15%,
  • allows you to attract high-quality tenants

Experts provide the following data on the development of the digital real estate market in Of Russia:

  • the capacity of commercial data centers in the Russian Federation is no more than 1% of the global resources,
  • By 2024, Russia's share in the global market of data storage and processing services is expected to grow to 5%,
  • To achieve these indicators, it will require an annual growth of 42% in the Russian data center market.

It is planned to create over 200 data centers, including 50 data centers in Moscow and 150 regional projects.

All major cities will become the most promising for the development of the data center market in the near future. For example, a commercial data center with 200 racks was opened in Yekaterinburg last year, and it is fully reserved for current customers. Moreover, demand is still not satisfied and it is planned to increase the capacity of the site in Yekaterinburg.

Experts note that today the importance of digital real estate has been appreciated not only by investors and the government, but also by consumers. All interested market participants are actively developing this area. Market participants are hoping for government support for the digital economy in general and information infrastructure in particular.
