Experts of the construction market of the Sverdlovsk region summed up the results of the year
The volume of residential construction in the region in 2020 amounted to 2.35 million square meters. m.
Today, according to Mikhail Volkov, the regional Minister of Construction and Infrastructure Development, 3.3 million square meters of housing are being built in the Middle Urals.
According to Ilona Soboleva, President of the Ural Chamber of Real Estate, since the beginning of the year, the supply in the primary housing market in Yekaterinburg has been decreasing, but by the end of the year it began to grow. Currently, 20,000 apartments are for sale, which is 17% lower than a year ago. At the same time, the compression in comfort class was very strong - by 40%, while in economy class it remained almost the same. According to her, the pandemic and economic turmoil could have brought down the market for new buildings, but this did not happen thanks to government support.
This is confirmed by the mortgage issuance figures in Sverdlovsk region. According to Alexey Korikov, head of the Economic Department of the Ural Branch of the Bank of Russia, a record volume of mortgage loans was issued in the region in 2020: 37% more in number and 1.5 times more in amount than in 2019.
Vyacheslav Trapeznikov, President of the Guild of Builders of the Urals, said that the year had ended more than positively for developers: "Today there is not a single developer who would not enter escrow. This is a sign of the quality of the industry as a whole, which turned out to be ready for this extremely resource-intensive procedure in terms of personnel training."
He noted that the quality of the product as a whole continues to improve, and Yekaterinburg is not only a locomotive in terms of mortgage loans and housing commissioning, but also one of the Russian leaders, from which colleagues from all over Russia are learning to build.
The capital of the Urals is also a traditional meeting place for construction industry specialists from all over the country and the world: the eighth International Forum and Exhibition 100+ TechnoBuild is scheduled to be held in October 2021. According to Vera Belous, head of the working group on the organization of the event, special attention in 2021 will be paid to issues of psychological comfort, social accessibility and epidemiological safety in cities. The 100+ format will be a hybrid, and last year's practice has shown the effectiveness of such a solution. The overall concept of the event for 2021 will be presented in February.
