Green residential complex in Yekaterinburg

The first building of the project has passed a pilot assessment for compliance with the criteria of the national "green" standard GOST-R 70346-2022 for MCD:

  • high energy efficiency class (A),
  • pre-finishing, § systems for saving water and energy resources,
  • a comfortable thermal regime is observed,
  • affordable, barrier-free environment in the residential complex,
  • eco-friendly covering of paths and playgrounds is provided,
  • landscaping and landscaping using low-allergenic plants is provided.,
  • The requirements for responsible construction have been met.

The project is included in the database of "green" residential buildings of the Unified Housing Information System (UISWS).

The general principles and approaches in design and construction are regulated by the unified ESG Policy of the Etalon Group, which defines the areas of activity in the field of sustainable development, including issues of social and environmental responsibility and improving the quality of management.

Design:

  • Harmonious architectural appearance: the formation of an architectural appearance taking into account the environment, the architecture of the area, the functional purpose of the residential building, sustainable development goals (incl. contrast, originality and uniqueness)
  • Minimization of environmental impact: design based on the results of instrumental analysis of soil pollution, air basin, water sources, according to SP 47.13330
  • Infrastructure accessibility: transport, medical, educational and commercial infrastructure, sports and playgrounds within walking distance from the residential complex

Construction:

  • Environmental management and responsible construction — A person responsible for monitoring energy, water consumption and waste generation has been appointed for the construction period - Measures to reduce pollution during work — Waste management plan, minimization and separate waste collection — Independent acceptance of engineering systems
  • Protection of biodiversity — A "defender of biodiversity" has been appointed for the construction period to monitor environmental requirements and measures, monitor and evaluate the effectiveness of measures to preserve biodiversity — Training employees on environmental protection issues during construction

Resource efficiency (Class A energy efficiency):

Materials:

  • Timber from certified wood
  • The use of secondary raw materials
  • Use of local building materials: up to 40% of the total mass of all materials used
  • Permeable paving: at least 30% of the paths around the building and parking lots
  • Safe thermal insulation and paint materials

Engineering equipment:

  • Energy efficient elevators
  • Water-saving fittings to reduce water consumption (by more than 20%)
  • Water pressure monitoring and regulation systems in the building, taking into account SP 30.13330
  • Water flow metering systems in each apartment, taking into account SP 30.13330

Thermal energy:

  1. Control of heat energy consumption by regulating the heat supply according to demand with preset control modes, according to SP 60.13330 and SP 124.13330
  2. Automated installation of weather control of coolant parameters at the entrance to the building, preventing over-heating and under-heating of the building
  3. Automatic balancing valves in specific areas of heating systems to maintain the hydraulic stability of the system in dynamic mode
  4. Automatic temperature controllers (thermostatic valves) on each heating device in the apartment
  5. Household heat metering devices in the building and individual heat metering devices in the apartment

Electric power:

  • The project does not use mercury-containing lighting lamps.
  • LED lighting is also provided.
  • Software timers with an automated control system in the outdoor lighting system, incl. architectural lighting

Management company:

  • Completed training in building maintenance and engineering equipment
  • Coordinates the collection and control of data on energy and water consumption
  • Transmits information to the developer for consumption analysis and adjustment of engineering systems, if necessary.
  • She developed a User's Guide: a description of the characteristics of the building and ways to save resources, the possibility of transferring partitions inside apartments, the location of electrical wiring, plumbing and sewerage.

Landscaping

  • Trees and deciduous shrubs on the territory of recreation areas, elements of the stalls, decorative compositions at the entrances
  • Selected native plants that do not cause allergies (according to the recommendations of an ecologist and in accordance with GOST R 59370)
