The premium residential building with 43 BOGENHOUSE apartments is located in the historical district of the capital on the banks of the Drainage Canal. Moscow.

The style of modern minimalism gives the building elegance, and the variable number of floors creates a harmonious composition. Terraces around the perimeter of the upper floor offer panoramic views of the city.

The advantage of the BOGENHOUSE is a courtyard with a private garden with a fountain. Located on the ground floor, the glass-walled conservatory unites the interior and exterior spaces and "lets" nature into the building.

The green roof on the lower parts of the building not only increases the visual appeal, but also absorbs some of the meltwater and rainwater, helps to neutralize the effect of the heat island, increases biodiversity.

The design and construction of the building was carried out taking into account modern principles of sustainable development and the requirements of the international green building standard LEED.

The EcoStandard group team advised the project team on the requirements of the LEED standard, offered solutions to reduce environmental impact and create comfortable conditions for users. The consultants developed the energy model of the building, carried out the extended commissioning and prepared the documentation for submission for certification.

Thanks to the implemented solutions and responsible construction management, the BOGENHOUSE building has received the Gold level according to the LEED BD+C standard.

Key solutions for green construction

Energy consumption

The constructed BOGENHOUSE energy model showed an efficiency of 18.86% relative to the base building due to the selection of highly efficient engineering equipment, installation of LED lighting and enclosing structures with low thermal conductivity.

For electricity metering and load management, an automation system is provided that allows you to archive resource consumption, generate reports, and monitor power supply parameters and emergency situations.

Efficient water consumption

The water consumption in the building was reduced by 51.26% from the base level due to the selection of water-saving plumbing fixtures: aerators for faucets with a water flow rate of 1.3 liters/min, shower cans with a flow rate of 9 liters/min and installations with a flow rate of 4/2 liters per flush.

Outdoor water consumption has been reduced by landscaping with unpretentious plants and installing water-saving irrigation systems.

Materials and resources

Construction waste was sorted and recycled.

Local materials were used for the construction, the raw materials for which were extracted and transferred to production within 800 km from the project location. Their cost was 31.2% of the total cost. When choosing building materials, preference was given to those materials that contain secondary raw materials.

The project provides for a system for sorting household waste with subsequent transfer for recycling.

Quality of the internal environment

It is possible to control the operation of the ventilation system and various scenarios for managing thermal comfort due to individual thermostats.

A CO2 concentration monitoring system is provided.

Filters of class F7 are installed on the supply ventilation systems, which ensures a high degree of air purification from pollutants.

All entrances to the buildings are equipped with dirt-proof grilles with a length of at least 3 m.

Transport

The car-sharing program is designed to reduce the number of single car trips and maintain communication between neighbors and reduces it.

A 27-seat bike parking lot is located in an enclosed courtyard under an overhanging part of the building to protect bicycles and scooters from precipitation.
