Residential complex "LSR. The Harbor"

A 4-hectare plot has been allocated for the construction of a residential complex in the middle part of the block, bounded by the street. Skipper's Bayou, Galerny Passage, Sail Street, Cash Lane, and Cash Street. If earlier public and business development prevailed in this quarter, then with the construction of a residential complex on the site of the Scientific Research Institute of Radio Equipment (VNIIRA), the quarter becomes predominantly residential, although its front along Cash Lane and Galerny Passage is still formed by public buildings: the shopping center "Skipper Mall" and the Skipper market, and Also, the University is affiliated with the EurAsEC Interparliamentary Assembly.
The complex consists of 12 residential buildings arranged in four "lines" in the meridional direction. The northern flank of the development along Parashnaya Street and the southern inner-block flank are formed by single-section tower-type houses with heights of 38.2 m (12 floors) and 39.8 m (13 floors), respectively. The extended buildings in the central part of the complex are significantly below the maximum permissible height (40 m) — these are seven- and nine-storey buildings consisting of two and three sections. The rhythmic play of the length and height of the buildings enlivens the regular composition and outline of the complex, and by arranging the houses in a checkerboard pattern between them, not only transit passages are formed, but also cozy chamber courtyards.
The inner-block territory of the residential complex is raised 3.5 m above the ground. The "plateau" formed between the houses, which is reached by gentle stairs and ramps, provides the residents of the complex with a comfortable and well-maintained space for walking, relaxing and socializing. The space is completely pedestrian-friendly, as parking for 765 cars is located underground at around -7,000 m. The first floors of the buildings around the perimeter of the residential complex are reserved for offices, catering and service establishments. This design solution allows you to separate the external world and the internal life of the complex in space, without sacrificing their functional connectivity and convenience of communication.
The architectural expressiveness of the complex is based on three components: These are the general simplicity of geometric shapes, the plastic variety of facade solutions and high-quality finishing materials. The authors of the project are revising the very concept of the plane of the facade wall, replacing this plane with a complex system of projections and displacements. A similar game of sliding and indentation from the facade walls occurs in the upper floors of buildings. In both cases, both on the facades and in the silhouette, the effect of layering is enhanced by the contrasts of dark and light facing bricks.
