The Ujin platform allows you to systematically create smart residential complexes, create a unified digital environment both in new buildings and in existing buildings, and, thanks to an open API, connect residential complex engineering systems to facilities of different classes.

A unified digital environment based on the Ujin platform makes it possible to improve the safety and quality of the facility, i.e. to offer residents modern digital services that save time and resources, as well as increase the speed, convenience, and efficiency of building engineering systems management.

This allows the developer to reduce the risk of a so-called "technology zoo", when equipment from different manufacturers cannot be combined into a single digital environment. It also reduces the cost and time needed to create a smart residential complex, as many services have been developed and more than 100 brands of equipment have been integrated. Thus, the developer can be sure that he will be able to implement the facility with the services that were announced in the project.

In addition, the platform allows you to create a unique product — the developer can choose which functionality of the residential complex to connect to, supplement and expand the functionality in the future, can choose the application interface, as well as the content of the smart apartment — both in terms of functionality and devices.

For example, starting in 2022, MR Group and Aeroplane have expanded their functionality for management organizations at existing facilities by connecting the product "Virtual control room". It provides an opportunity:

  • combine information about the operation of all equipment in the building and information about the work of employees of the management organization and contractors;
  • optimize the processes related to operation;
  • timely identify abnormal operation of engineering systems, which reduces the likelihood of emergencies and also leads to cost optimization for equipment and premises repairs.;
  • increase the speed of reaction to accidents;
  • monitor the execution of both planned and emergency work, including requests from residents and equipment, and makes this process fully transparent.

Another service that increases security is a smart access system based on the Ujin platform. Access to the territory of the residential complex can be realized by fingerprint, by face recognition, by QR and PIN codes, by a BLE tag in a mobile application, etc. Access to the territory or parking can be realized using a video analytics system and car license plate recognition.

The leak protection system based on the Ujin platform also increases security both in apartments and throughout the house. For example, the company "ISCO-Ch" was the first in Russia has provided the Welltown residential complex in Cheboksary with a general-purpose leak protection system. In addition to the appropriate set of devices in each apartment, controllers are installed on the risers, which allows you to remotely and automatically completely shut off the water supply in case of an emergency and ensure the safety of property.

The Digital Reception service can be implemented for commercial real estate based on the Ujin platform. It allows not only to automate the process of receiving visitors to the business center, but also increases security: QR codes are generated automatically, and a person can use them only once, contactless registration and thermal monitoring are carried out, and the ACS using biometrics makes access personalized.

For example, such a service is implemented in the Savelovsky City Business Center in Moscow. Two types of terminals are installed in the lobby of the Savelovsky City Business Center:

  • a "strict" control terminal with temperature measurement, passport data verification and QR code printing
  • tablets for "easy" control — without scanning the passport and with the issuance of electronic passes

Ujin platform-based services allow the developer to increase customer loyalty by conveniently interacting with the management company and using smart building and smart apartment services, as well as highlight the facility on the market, automate the sales department, increase profit growth by upgrading the facility, minimize the cost of connecting the building to the platform and integrating the building's engineering systems.

For a management organization, connecting its facilities to the Ujin platform makes it possible to effectively manage engineering systems, interact with operational services, promptly respond to emergencies and residents' requests, monitor resource consumption, timely issue invoices and track payments.

For residents (or residents), the product makes it possible to monitor resource consumption, pay bills, promptly interact with the management company, communicate with other residents, manage external services and interact with devices of the smart apartment system. Moreover, the open Ujin platform allows you to manage an apartment or office not only using devices from the Ujin Kit line, but also devices from other manufacturers integrated with the platform, which significantly expands the functionality and increases the comfort level.

The largest developers (Aeroplane, FGC, MR Group, GloraX) have laid down basic smart apartment kits since 2022, which are installed at the construction stage based on the Ujin platform as a standard. More than 30 developers across the country are implementing Ujin-based smart apartments in their projects.

According to surveys conducted by Unicorn, which were attended by more than 500 people, 53% of authorized residents use the smart apartment management application every day. 70% will choose an LCD with smart services when buying a new apartment.

Also, according to external experts, timely switching on and off of lighting devices based on motion sensor signals leads to a reduction in energy consumption by almost 25%."

A unified digital environment based on the Ujin platform provides economic benefits both at the design and construction stage and in operation. Connecting buildings to the Ujin platform and implementing digital services enables the developer to upgrade the class of the facility and increase the cost per square meter, thereby increasing profits by 15-20%. At the same time, connecting facilities to the Uin platform costs about 0.1% of the construction cost per square meter. Today, there are no other players on the market who have such technology and are able to build the architecture of a smart building with minimal financial and technical costs.

In addition, during the operation phase of the facility, a unified digital environment based on the Ujin platform ensures optimization of the resources of the building and equipment maintenance and repair service, optimization of the resources of the management organization for communication with residents, holding meetings, as well as significant energy savings.

In general, Ujin's unified digital environment significantly improves people's living standards and makes high-tech services available in the mass segment, making it possible to create them with minimal budgets.
