Apart-hotel "Maita" | Architectural design bureau "Osnova"

The project is located in Yalta on Tavrichesky St. 14, 800 meters from the sea. The terrain of the site is complex: the height difference is such that at one point the last floor of the lower building almost coincides in elevation with the first floor of the upper building — the difference is about 7 floors. We love non-standard tasks, and where limitations are usually perceived as a disadvantage, we try to find solutions that turn them into advantages. In this project, the height difference became the basis of the composition and landscaping and shaped the identity of the place.

 The apart-hotel consists of three 9-storey buildings cascading down the slope. In order for the territory to work for the residents, the buildings are located around the perimeter of the site. So, a private courtyard was formed inside — calm and protected, with spaces for walking, relaxing and playing. The motifs of Yalta architecture are used in the facade solutions. An important detail is the ornaments on the partitions between the balconies: they add privacy, act as sun protection and create a play of light and shadow. The same ornaments are supported on the facades so that the image of the complex is perceived as a whole.

 Due to the height difference, retaining walls were used. To break up the height and visually reduce the massiveness, they are also solved in cascades. Pools and decorative ponds are provided on the cascades. To give the retaining walls not only a technical but also an aesthetic function, they are made of natural stone, and vines are planted in some areas.

 Separately, in the project, we worked on the resort's emotional background — through the perception of the territory by the senses. At the same time, not by inventing a feeling from scratch, but by analyzing what is already in place and reinforcing it with landscaping solutions. Coniferous and fragrant plants are provided for landscaping, and tactile natural surfaces, including travertine, are used in materials. A private courtyard helps to reduce the level of urban noise, thereby involuntarily focusing on the sounds of nature. Additionally, a sensory garden and sensory playgrounds are provided.
