Nikolsky residential complex, turn 2 | OOO "Special Project"

The projected building consists of one capital construction facility – a multifunctional building, which consists of 2 volumes, with a height of more than 75 m, but not more than 100 m.:

  • Section 3 located along Belinsky Street (31 floors, including 2 underground floors),
  • Section 4 is located at the intersection of Belinsky St. and Bolshakov St. (31st floor, including 1 underground floor), united by an integrated 4-storey stylobate with non–residential premises of flexible functional purpose (offices, a premium class fitness club, consumer services enterprises, cafes, restaurants and shops), as well as adjacent to The main volume is a two-storey block with non-residential premises.

The complex includes a two-level underground parking for 442 m/space, which consists of one fire compartment and is provided with 4 double-track ramps facing different sides of the residential complex. The construction of the Facility is planned in 2 stages.

The facility's engineering networks are a single, extensive system, designed taking into account height and phased construction. The complex configuration of the building required non-standard solutions: tracing communications when the minus 1 floor level coincides with ground level, a large-scale network of general exchange and smoke ventilation with the output of lines in the 1st stage of construction. All engineering circuits are integrated into a centralized dispatching system that provides automatic monitoring, resource accounting, and security system integration into a single CPU.

Based on the model, sets of drawings and diagrams were prepared that meet the requirements of the regulatory documentation and standards of the design organization. Automated scenarios were used in the framework of information modeling: collision testing, automation of the release of 2D documentation, uploading data to 1C and calendar planning systems, analytical calculation of structures, analysis of evacuation and equipment service areas. Specialized plug-ins ("TIM-Complex") were used to speed up the project processes.
